Property Auctions - A Good Bet For Buy-to-Let Investors?

Auctions for property have a long standing reputation as being a good place to get a bargain home or investment, due to the buildings having been repossessed or the owners needing a quick sale.

However, those taking this route to purchase their next property should be aware that these places are often in need of refurbishment and even major structural work, so these costs must be factored into the highest bid. Most auctions used to take place in London, but in recent years there has been a surge in such sales and now the shrewd investor can find one in almost any locality.

Some research carried out by a national website has found that properties sold through an auction are often sold as 40% less than their market value - although if a bidding war is initiated then the price rise dramatically.

Committee considers bids for district finances

The Policy and Long Range Planning; Audit, Budget and Finance; and Building, Grounds and Site Selection Committees met before the district's board of trustees Tuesday.

After voting to approve their March 13 meeting minutes, the Audit, Budget and Finance Committee brought three agenda items to the board, beginning with a presentation concerning the district's budget and finances.

To minimize reinvestment, interest and credit risks when investing $275 million bond proceeds, the committee recommended that the board approve for Hypo Public Finance Bank to act as provider, and U.S. Bank N.A. as the custodian, for a Flexible Repurchase Agreement.

Four bids were received March 19, Hypo Public Finance Bank's bid being the highest at a yield rate of 4.72 percent.

Bids solicited to expand Sharon sewer plant

Sharon council Thursday approved putting the project out to bid. Under an agreement with the state Department of Environmental Protection, the "shovel has to be in the ground" on the expansion by the end of June, said council President Fred Hoffman.

The price tag for the new plant will likely be $40 million to $42 million — about $10 million more than the city had expected in January.

The city got a $15.7 million loan from PENNVEST, the state agency that provides loans to improve public infrastructure, and will meet next week to chose a bond company to finance the rest of the cost, Hoffman said. He said proposals are due today.

The upgrade is mandatory to get the plant up to federal Environmental Protection Agency regulations. Since signing an agreement with DEP in 2002, the city has paid $139,000 in fines for violations, said DEP community relations coordinator Freda Tarbell.

Christie's to auction mammoth, meteorite

For sale: a mammoth skeleton, a 150-kilogram meteorite and a kind of giant pearl formed in the stomachs of certain animals.

Christie's auction house in Paris is hosting an unusual auction of paleontological curiosities, including several prehistoric mammals. The sale takes place Monday.

Bidders interested in buying the star specimen - a 15,000-year-old Siberian mammoth dubbed "The President" - will need at least 150,000 euros ($A244,000).

Also a lot of floor space: Tusks and all, it's 3.8 metres high and 4.8 metres long.

Skeletons of a 10,000-year-old, 4.1-metre-long rhinoceros and a 2.3-metre-high cave bear are also going under the hammer.

These skeletons are currently owned by a private collector, but buyers could include museums or artists, said Christie's spokeswoman Capucine Milliot.
